Cellular Tower Lease - Rate in Quebec

Three questions - any help is appreciated!

1- Does anyone have an idea of what the going rate for a cell phone
tower lease might be these days, in rural Quebec?

This client was offered roughly CDN$500 per month over 5 years, for a 25
years lease renewal (the original contract was signed 20 years ago under
similar conditions).  Payments are increased 10% every five years.  Is
this a reasonable offer?

2- What would be the cost of dismantling and moving a typical cellular
tower to a new location?

(i.e. How much money is the cell phone company saving by renewing the
lease at the current location?)  The existing tower is anchored to a
rocky hilltop property.

3- If a new carrier leases usage of the existing tower to the current
carrier, can the property owner be compensated?  What would be a
reasonable percentage of the additional income?

My neighbor gets $1000US, plus free service for a similar situation to
yours. I don't know if this is typical or not though.

I would think it depends on the potential number of users.  The
Colony, TX gets $16,000/month to have a cell tower masquerade as a
flag pole in front of City Hall.  It's really ugly.  But there are
likely more users, and I'm not sure which company owns/uses the tower.

Prolly relates to law of supply and demand. How many potential sites
with willing land owners, versus how badly a tower is needed in the
neighborhood.
